Description: Spatial Transformation Areas: 20230126 (Council-approved MSDF Jan 2023) The process of reversing the negative impacts of apartheid spatial planning (spatial fragmentation,inefficient urban form, racial segregation and ghettos of poverty etc.). Integrating communities andincreasing opportunities to a greater number of people in highly connected areas are among the keyoutcomes of spatial transformation. Renouncing the creation of new low-income communities on theperiphery of the city is also a key principle to avoid the need for these groups to spend a disproportionateamount of household income on transport and remain distant and dislocated from the socio-economicbenefits and amenities associated with central urban locations.Urban Inner Core (UIC) - Diverse and dense land uses encouraged in association with current and future public transport infrastructure provision and priority given to spatially targeted interventions. Incremental Growth & Consolidation Areas (IGCA) - Diverse and dense land uses encouraged, where bulk engineering infrastructure allows, with incremental intensification (density and diversity) and retention of open space corridors and pockets of agricultural land.Discouraged Growth Areas (DGA) - Discourage land use activities that can be accommodated within the existing urban footprint or the future urban extent (UIC & IGCA) to protect critical agricultural and natural assets; promotion of suitable land usesCritical Natural Assets(CNA)- : Encouraged to retain in a natural state,with a management plan focused on maintaining or improving the state of biodiversity.Any land development permitted within a Protected Area, must be in accordance with an approved management plan, in terms of the National Environment Management: Protected Areas Act (NEM: PAA).
